“I want to sell but I’m going to wait until the spring.” I hear it often… the familiar words of a Seller who doesn’t want their home on the market in the winter. And who can blame them? Having people traipse through your home in the snow and the rain is no ones idea of fun! And so, the inventory of homes for sale shrinks in the winter.
Of course, every winter there are the sellers who take advantage of this. They know that there are fewer homes on the market and therefore less competition. They also know that if a buyer is willing to go look at homes in the snow and rain (not fun for them, either), they’re probably serious buyers.
This year there is a new advantage to listing in the winter ~ The Home Buyer Tax Credit. It was extended and expanded and therefore if you want to sell, this winter is absolutely the time to put your home on the market.
To qualify for the tax credit the purchase agreement must be signed and accepted by April 30, 2010 and escrow must close by June 30, 2010. That means buyers are shopping NOW. And because the credit is no longer just for 1st Time Buyers there are more buyers who qualify. That’s right…more buyers shopping NOW.
Sellers, now is the time to take advantage of this unique opportunity. This is your winter!
