2016- A Solid Year for Real Estate in Tuolumne County
Good News! Year over year, 2016 showed gains across the board for Residential Real Estate in Tuolumne County. The Median Sales Price increased 7%, the Average Sales Price increased 8% and the Total Number of Sales was up 5%. Higher end homes showed a 37% increase with 59 homes selling at $500,000 and above in 2016 compared to 43 in 2015. Adding to the good news- distress sales continued to decline. In fact this year there were only 7 short sales as opposed to 17 in 2015 and 47 in 2014. If I had to pick one word to describe how the market felt in 2016 I would choose: solid.
The current number of Active homes for sale as of January 5 was 297. That is down from 319 when I ran the same report January 8, 2016. Interested rates have increased slightly since the Presidential election and that, coupled with tighter inventory is keeping Buyer demand high.
