From Robin’s Desk: Q1 Review
Wow! I cannot believe it is almost the end of April.
The first quarter of this year was a whirlwind and I have dubbed January the “lost month”. It started out great as Charlie and I welcomed the New Year in Thousand Oaks with good friends. Then, while I spent the 2nd week of January getting caught up and gearing up for a phenomenal 2018, Charlie got sick. The flu. Ugh! The next week I got it and, just like that, January was lost. February was spent catching up and working on getting our energy back. It feels like the year really started in March.
Of course, work doesn’t stop just because one gets sick. I feel blessed and thankful for my amazing team. Sandi, KC, Janina and Brandon keep things moving full steam ahead!
And when I say full steam – I mean it. I closed 13 escrows in the 1st Quarter representing 16 sides and finished out the quarter as the #1 agent in sales volume for both BHHS California Realty and the entire Tuolumne County MLS. I love making it happen for my clients!
Although things were busy, Charlie and I did make time for family fun too. We had a great weekend trip to San Francisco visiting Peter and Scott and we hosted our family Easter celebration.
First Quarter Market Statistics for Residential Sales in Tuolumne County
The number of sales, year over year for the First Quarter 2018 compared to 2017 increased by 15%. It is quite interesting if you break it down by month and as you see below, March “had it going on” :
- January- Sales increased by 5% compared to 2017.
- February- Sales decreased by 10% compared to 2017.
- March- Sales increased by 41% compared to 2017.
The median price for the first quarter 2018 & 2017 was $267,500 (no change!) while the average sales price increased by 6%, $298,151 in 2018 vs 281,924 last year.
We currently are experiencing high buyer demand, in part due to low interest rates. We are also experiencing a shortage of inventory. With this dynamic it isn’t uncommon to see multiple offers.
All in all, it has been a great start to the year.
